What is a property insurance claim?
A property insurance claim is a formal request to your insurer for compensation following loss or damage caused by a fire, burst pipe, flood, storm, oil leak or subsidence at a residential or commercial property. Each claim type carries its own damage pattern, evidence requirements and insurer expectations. Claims 365 is a regulated loss assessing practice serving homeowners and businesses across Donegal, Derry and the wider North West. We prepare the claim file, manage all correspondence with the insurer and work on behalf of the policyholder from the first inspection through to final settlement. We are regulated by the Central Bank of Ireland for clients in the Republic of Ireland and by the Financial Conduct Authority for clients in Northern Ireland.
Common reasons property insurance claims go wrong without support
The damage is more extensive than it first appears.
Fire, flooding and oil contamination can affect areas of a property that are not immediately visible. Without an independent assessment, these areas are missed and the claim is submitted short of what the loss actually warrants.
The insurer has appointed their own loss adjuster.
A loss adjuster works for the ‘insurance company’. Their role is to assess the claim from the insurer's perspective. They are NOT on your side! Having a regulated loss assessor like Claims 365 on your side means someone is working for you, preparing an independent case file and managing correspondence on your behalf throughout the process.
A settlement offer has been made that does not reflect the full damage.
Clients sometimes contact us after receiving an initial offer they are uncertain about. We review the position and advise clearly on whether there is a reasonable basis to challenge it.
The claim has stalled and the insurer is not responding.
Delays are common in property claims, particularly those involving specialist assessments or drying programmes. We maintain a very clear record of all requests and responses and keep the process moving.
The claim file was submitted without professional support.
A claim submitted without a thorough scope of works and documented evidence base is harder to negotiate on later. Early involvement with us prevents this and gives the claim the strongest possible foundation from the outset.
What our property insurance claims service covers
Fire damage claims
We assess structural damage, smoke spread and contents loss in full, including secondary areas away from the fire source. Read our fire damage claims guide.
Burst pipes and escape of water claims
Water from a burst pipe can spread rapidly through floors, ceilings and wall cavities. We document all affected areas before drying begins and include moisture evidence in the claim file. Read our burst pipes claims guide.
Flood damage claims
Flooding from rivers, surface water or drain surcharge introduces contamination as well as structural damage. Early evidence gathering is critical. Read our flood damage claims guide.
Subsidence claims
Ground movement claims are technically demanding and often require engineering investigation over a period of months. We coordinate the technical and insurance elements from a single point of contact. Read our subsidence claims guide.
Oil leak and contamination claims
Oil leak claims involve both physical property damage and ground contamination, which can be very serious and can spread in to your neighbours gardens, which makes things very complicated. Both elements must be properly scoped and included in the claim. Read our oil leak claims guide.
Storm damage claims
Storm events cause visible and hidden damage to roofs, windows and outbuildings, with secondary water ingress a frequent complication, as water gets in through cracks and walls. Read our storm damage claims guide.
Our service covers residential properties and commercial premises across Donegal and Derry. For business property claims, our commercial property claims page covers the wider commercial process. For residential claims, our home insurance claims page provides further detail on how we support homeowners. Michael is dedicated to representing your interests.
What you gain by working with Claims 365
An independent assessment from your side of the claim.
The insurer's loss adjuster assesses the damage from the insurer's perspective. We assess it from your perspective - we are on your side. An independent, evidence based claim file prepared by a regulated loss assessor ensures your full loss is documented before any settlement is discussed. There is a lot of paperwork, but that is what we do for you, to get you the best results
A single point of contact across a process that involves multiple parties.
Property insurance claims involve insurers, loss adjusters, specialist contractors, engineers and in some cases environmental consultants. Yep, that is a lot of people. We coordinate all of these on your behalf and keep you informed at agreed stages without you needing to manage each party separately, which can melt your head.
Regulated, professional conduct in a sensitive process.
Claims 365 is a member of the Chartered Institute of Loss Adjusters and operates within the requirements of both the Central Bank of Ireland and the Financial Conduct Authority. This means our conduct, our advice and our process are governed by professional standards in both jurisdictions. Outcomes depend on your specific policy and the circumstances of the claim, but you can be certain that your case is being managed correctly from start to finish.
How a property insurance claim works with Claims 365
Step 1
Initial contact
You contact us and share what happened, when it occurred and what has been damaged. We ask straightforward questions to understand your situation before advising on next steps. We have done this a few times already to put it mildly.
Step 2
Free initial consultation
We discuss your policy position, the likely scope of the claim and what to expect from the process. There is no obligation at this stage and no cost.
Step 3
Site inspection and evidence gathering
We visit the property, inspect all areas of damage and document the loss with photographs, written records and any relevant technical measurements. We gather evidence as early as possible to protect the integrity of the claim.
Step 4
Scope of works and claim file preparation
We prepare a detailed scope of works covering all required repairs and replacements. This becomes the document the insurer works from. A claim file built on clear, complete evidence reduces the scope for disputes at settlement. Once the facts are accurately recorded, they are hard to dispute by the insurance company.
Step 5
Insurer correspondence and negotiation
We manage all written and verbal communication with the insurer and their appointed loss adjuster. You are kept informed at agreed points. You do not need to chase for updates. That is our job. And funny enough we relish the challenge.
Step 6
Settlement and close
Once a settlement is agreed, we confirm the position with you and make sure the documented loss is properly reflected in the outcome. Results depend on your specific policy and the circumstances of the claim.
Why homeowners and businesses in Donegal and Derry choose Claims 365
We begin with the site, not a generic process.
Every property claim has its own cause, its own damage pattern and its own policy considerations. We assess the specific property and the specific circumstances before recommending how to proceed. No two claim files we prepare look the same.
Dual jurisdiction regulation from one contact point.
We are authorised by the Central Bank of Ireland for ROI clients in Donegal and by the Financial Conduct Authority for NI clients in Derry. For homeowners and businesses operating across the Donegal and Derry border, this means your claim is handled under the correct or relevant regulatory framework from the outset without you needing to navigate two separate regulated environments yourself.
Direct access to Michael Bond throughout.
You deal directly with Michael Bond, who leads Claims 365 from Letterkenny and Derry City. Michael has extensive experience managing property insurance claims across all six of the claim types we handle, in both residential and commercial settings, across the full North West. There is no handoff to a junior assessor or a call centre once you engage us.

Property insurance claims across Donegal and Derry

Claims 365 serves homeowners and businesses across the full North West region. On the Donegal side we cover Letterkenny, Donegal Town, Buncrana, Ballybofey, Milford, Carndonagh and the wider Inishowen Peninsula. On the Derry side we cover Derry City, Limavady, Strabane, Dungiven and the surrounding area.
Coastal parts of Donegal are regularly exposed to storm, wind and flood events and older housing stock across both areas can be more susceptible to escape of water, subsidence and oil heating system failures. Local knowledge of these patterns helps us explain cause and effect clearly when presenting a claim to an insurer.
We also understand the insurance and regulatory differences that apply on each side of the border, which matters for properties in the North West where both jurisdictions are relevant.

Frequently asked questions about property insurance claims
What is the difference between a loss assessor and a loss adjuster?
A loss assessor is appointed by and works on behalf of the policyholder. - as in you. A loss adjuster is appointed by the insurer and works in their interests, not yours. Both deal with the same claim but from opposite sides. Claims 365 is always a loss assessor. We act for you, not for the insurance company. Our guide on loss assessors versus loss adjusters explains the distinction clearly.
Do you handle both residential and commercial property claims?
Yes, we support homeowners with residential property claims and business owners with commercial claims across Donegal and Derry. The claims process, evidence requirements and regulatory considerations differ between residential and commercial cases, and we explain those differences clearly at the outset.
How soon should I contact a loss assessor after property damage?
As early as possible. Evidence gathered shortly after the damage event is far more reliable than evidence compiled weeks later. Early involvement also means the claim file is built correctly from the first inspection rather than retrospectively, which reduces the risk of disputes about what was damaged and when.
What happens if my insurer appoints a loss adjuster to inspect my property?
This is normal procedure. It does not prevent you from appointing your own loss assessor. Having Claims 365 involved means there is someone reviewing the same evidence from your side of the claim, preparing your own detailed claim file and managing correspondence with the adjuster on your behalf.
Will you advise me on whether I have a valid claim before I commit?
Yes, we offer a free initial consultation to discuss what happened, review your situation and advise on whether there is a reasonable basis for a claim. There is no obligation to proceed further after that conversation.
